Buying a property is an important decision and Italy has complex laws and procedures for purchasing your home

  1. Find the house


 If want to purchase real estate in Italy, you probably already have an idea of what type of property you are looking for, your budget, the area where you would like to invest, and renovations you want to do.


Following your ideas, we can help to find the property too


  2. Analyse all the property documents (Due Diligence)


Once you have found the property you like, but before signing any document, we check all the purchase documents to verify that there are no problems that may hinder the purchase of the property:


  • VISURA CATASTALE: must show the current owners and the floor plan or map of the property.


  • VISURA IPOTECARIA : will show if any liens have been placed on the property


  • CONFORMITA' URBANISTICA" : assesses the property has been constructed in compliance with the local building code and local ordinances and if unauthorized work has been done on the property.


  • ATTO DI PROVENIENZA: shows how the seller acquired the property (e.g. sale, inheritance, donation or other).


  • ENERGY PERFORMANCE CERTIFICATE   "APE" : certifies the energy efficiency of the building.


  • CERTIFICATO DI ABITABILITÁ: certifies that the house is suitable for living in and complies with safety and health standards.


The Purchasing Process


The three most important steps of the process are:

 

1. Making a proposal to purchase the property

2. Drafting and signing a preliminary sales agreement (if you are waiting for a mortgage for example)

3. Drafting the deed to transfer ownership of the property in front of the Italian Public Notary
